Located off the mid-Wilshire corridor of Los Angeles this compact property was in need of an upgrade to meet the entertainment needs of its owner. Curb appeal was important as was redeveloping the entry experience to the front door, approximately 4 feet higher than street level. The backyard was challenged by significant grade change which limited the perceived usable open space.

Duane Border Design utilized the grade change to create a dramatic expression from the street with new steps, large pottery and planter plinths that make for an enhanced arrival experience.

The rear garden spills out from the glass wall and doors of the interior to an entertainment garden that picks up the floor patterning of the living room and offers dramatic views to a hillside garden. A built-in kitchen and seat wall anchor a dining area of wood decking, vibrant furnishings and cushions.

The garden extends up the grade with garden terraces, stone steps, and ‘discovery gardens’ made up of a seating area and intimately scaled water fountain.

The new design builds on the contemporary architecture, adds a touch of romance and maximizes the entire property to meet the vibrant outdoor lifestyle of its owners.
