Working with Design Studio MA, Killefer Flammang Architects and Alliance Residential, Duane Border re-imagined a full square block urban-infill project in North Hollywood. Duane Border’s history of award winning projects with Alliance set the foundation for new streetscape, entry courtyards and lobbies, as well as, entertainment courtyards on the second level podium structure.

The basis of the design is to provide a refreshing character and interactive gardens throughout the property, beginning with a streetfront terrace that expands the sense of hospitality to the public realm. Water features, enhanced paving terraces and lush plant materials create an experience unlike any current property in the District.

The courtyards and public landscape design bring the best of historical Southern California Garden Living to residents and guests with a pool, spa, and dining gardens complete with an outdoor kitchen. Seating pockets nestled into the landscape throughout the courtyards provide intimately scaled seating options to compliment a hearth court for evening entertaining.

A strong commitment to engaging landscape design by Duane Border Design and the design team has created a jewel project for the NoHo Arts District and a model for urban-infill projects in the San Fernando Valley.
